Service description
Leaseturn is a renewal prioritization worklist for multifamily operators. It computes whether a proposed rent increase recovers before the lease expires, given estimated vacancy and turn costs. The service is provided as a web application accessed through a browser. There are no accounts, no saved data, and no persistence layer.
Use of the service
You may use this tool to evaluate lease records you provide. You are responsible for the accuracy of the data you submit. You agree not to:
- Submit personal identifying information about residents (names, contact details, demographic data)
- Use this tool to discriminate against any person on the basis of a protected characteristic
- Misrepresent the tool's output as a prediction, a compliance certification, or advice on what rent to charge
- Attempt to overload, reverse-engineer, or disrupt the service
No accounts or stored data
This service does not maintain user accounts, save submitted data, or track usage over time. All computation is transient and in-memory. Data you submit is processed and returned within a single API request and is not retained.
No predictions or advice
The output of this tool is arithmetic, not a forecast. The break-even calculation shows whether a proposed increase recovers before the lease expiry date given the inputs provided. It does not predict whether a resident will renew, does not score residents, and does not constitute advice on pricing, leasing strategy, or compliance with fair-housing laws. Operators remain fully responsible for their own renewal decisions.
No professional relationship
Use of this tool does not create a professional advisory relationship. The operator of this service is not acting as a property manager, leasing agent, legal advisor, or compliance consultant.
No warranty
This tool is provided “as is” without any warranty, express or implied. The arithmetic is straightforward and is displayed in full on every result row. You are expected to verify the output against your own calculations before acting on it.
Limitation of liability
In no event shall the operator of this service be liable for any damages arising from the use or inability to use this tool, including but not limited to lost rent, turnover costs, or legal liability arising from renewal decisions made with or without reference to this tool's output.
Billing
Leaseturn's Free tier has no cost and requires no payment information.
The Pro tier is billed through a Stripe payment processor connected in test mode only. At present, no real charges are processed, and no live subscriptions are created. The checkout form on the Pricing page demonstrates the future workflow using test card numbers — it does not charge a real card.
When live Pro billing is activated, this section will be updated with the published price, billing period (monthly in advance), and cancellation terms. For any future paid subscriptions:
- Payment is charged monthly in advance at the start of each billing period.
- If a payment fails, the processor retries up to 3 times over 5 business days.
- If payment cannot be collected after retries, Pro feature access is suspended until payment succeeds. No penalty or late fee is applied.
- Refunds are issued at the operator's discretion for duplicate charges or confirmed billing errors only. No refunds are provided for partial months of use or change of mind.
Changes to these terms
If these terms change, the updated version will be posted here with a new date. Continued use after changes constitutes acceptance of the updated terms.
