How this tool works
Computation is transient. Lease data you submit is processed in memory and is not stored. No data survives the API request. Uploaded files are read and discarded — no copies are retained.
This is not a prediction. The ranking is arithmetic, not a forecast of resident behaviour. It computes whether the proposed increase recovers before the lease expires, given estimated vacancy and turn costs. It does not score residents or predict renewal likelihood.
This is not a fair-housing compliance tool. It does not consider any demographic information. Operators remain responsible for compliance with all applicable fair-housing laws.
Inputs used: current rent, proposed increase, tenure months, unit type, expiry date, vacancy days, turn cost. No other data is considered.
